Important Questions to Ask When Talking with a Potential Realtor
What is your communication strategy with me? What is your communication strategy with other agents after they show my property?
Answer: Communication is the first key to effectively selling your property. The input of showing agents can proactively allow us to make adjustments to our selling strategy to maximize price and days on the market. This first issue alone is a major complaint with expired listings that I come in contact with. Over 50% of those properties would have sold and are eventually sold with effective communication.

Answer: Let’s face it. Most Realtors do not have the resources to market your home correctly. The statistics say that 99% of the buyers today start on the internet. My website dominates the organic placement on Google, Yahoo, Ask, Bing etc… for all terms Arlington or Mansfield. I am also a featured agent with Trulia, Homes and Realtor.com. Re/Max is the top traffic website among all Real Estate brokerages for traffic count. My homes sell in less time due to this competitive advantage. This year I listed 40 homes and all 40 have sold. I have already acquired 15 listings for March of next year. I generally will only take 40 listings a year.
How long have you been an active full-time Realtor? Do you work full time?

Answer: The average Realtor sells less than 10 homes a year. I personally sell up to 100 homes a year. That is one every 96 hours. I will sell your home if you list with me!
What is the average amount of time one of your listings in on the market before it sells?
Answer: Due to the internet dominance that I have this is where my competitive advantage comes into play. My average time on the market is under 50 days from listing date to contract acceptance. This is approximately 20 days better than a competing agent.
How does your average sale price compare to the original price?
Answer: The average sales price of an accepted offer is just under 5% of the original list price. My listings on average will sell within 3% of the original list price. This is due to better exposure, staging and marketing of your home.
Answer: I have an assistant. You will not get a less experienced Realtor when you make the decision to partner with me in selling your home. When you contact me you will get my representation. I have tried to expand and have found that my level of service can’t be taught. You deserve the commitment level that I will provide.
How else will the property be exposed to other agents?
Answer: Exposure is the key to any home sale. In many cases your home will be sold because another agent knows a buyer who is looking for a home like yours. Beyond simply listing your home in the MLS I will expose your property to other agents through email marketing campaigns and other venues as well.
Can I cancel the listing if I am not happy?
Answer: With my Client First Listing Agreement you can cancel at any time. You do not have to worry about being locked into a lengthy listing agreement with a less than competent real estate agent, costing your home valuable time and exposure on the market. You do not need to be tied into an agreement if you are not happy with the level of service and commitment I will provide. I am confident that you will be happy with my integrity, honesty and commitment to your property being sold in a timely manner.
